Understanding what a parcel is and what it could be

An evaluation answers the questions every landowner and buyer eventually asks: What is this land worth? Can it be built on? What would it take to improve it? What is holding its value back?

A typical evaluation includes a review of county records and title, zoning and permitted uses, legal and physical access, floodplain and wetland mapping, soil suitability for septic, utility availability, terrain, and recent comparable sales. The result is a written summary of findings and options.

Evaluations are used by owners deciding whether to hold, improve, or sell; by heirs sorting out inherited property; and by buyers doing due diligence before a purchase.

02 — Land development

Planning and coordinating improvements

Land development is the process of making a parcel usable for its intended purpose. Depending on the property, that can include confirming and recording legal access, boundary and topographic surveys, soil and percolation testing, clearing and grading, road construction, extension of power and water, and lot layout and subdivision approvals.

We plan the work, prepare a realistic budget and timeline, and coordinate the surveyors, engineers, contractors, and county offices involved. Projects range from taking a single parcel from raw to build-ready to small residential subdivisions.

03 — Land management

Ongoing care for land you're holding

Land management protects and, where possible, generates income from property that is being held. Services include timber and pasture management planning, farm, pasture, and hunting lease arrangements, enrollment in agricultural, forestry, or current-use tax programs, boundary marking and maintenance, road and drainage upkeep, invasive species control, and periodic site inspections.

Management can be a one-time setup — getting a property enrolled, leased, and marked — or an ongoing arrangement.

04 — Acquisition & disposition support

Help with buying and selling land

For owners considering a sale, we can provide a valuation, explain the available options (listing, direct sale, owner financing, or holding), and help resolve title, probate, tax, or access issues that stand in the way. In some cases, where a property fits one of our own projects, we may offer to purchase it directly.

For buyers, we provide due diligence: title and record review, access and zoning confirmation, soil and site assessment, and a comparable-sales opinion of value.
